Registration of title to the land plot
  • Ensuring legal verification of the purity of rights to the land plot;
  • Sublease of a part of the land plot to the Buyer with notarised registration.

Design
  • Performance of geodetic and geological surveys;
  • Development of drawings for construction;
  • Development of design projects;
  • Passing the necessary state inspections on the developed drawings.
03.STEP
Obtaining authorisations
  • Obtaining a building permit;
  • Obtaining a commissioning permit and obtaining a commercial licence.
04.STEP
Providing the complex with resources
  • Calculation of loads required for the complex to supply it with water and electricity;
  • Submitting applications to the relevant authorities for connection of the complex houses to water and electricity supply sources;
  • Conclusion of a contract for the construction of engineering networks on behalf of the Buyer;
  • Control over the construction of engineering networks and their commissioning.

Construction
  • Organisation of interaction with the Contractor to ensure that construction is completed on time;
  • Control of construction quality, verification of compliance of applied materials with working drawings;
  • Control of material delivery schedules, movement of labour and machinery;
  • Hiring a management team to manage and provide it with the necessary conditions to fulfil the activities.
06.STEP
Provision of infrastructure
  • Construction of the project infrastructure (car parks, children’s playgrounds and recreation areas, communal swimming pool);
  • Provision at own expense of a public building with a café and SPA on the territory of the complex.
07.STEP
Details of the developer's work
  • Mana Bali Development (MBD) assigns to the buyer a portion of the total infrastructure plot in proportion (plot area purchased by the buyer / total plot area);
  • The company entrusted by the buyer enters into contracts for construction, landscaping and furniture on behalf of the buyer;
  • The buyer makes all payments through MBD. If the payments are for builders, landscaping, purchase of furniture, MBD is only the person securing the transactions.
  • MBD’s primary activity is project management. Representing the buyer’s interests in any institutions, government agencies, legal entities and individuals, MBD acts under a power of attorney from the buyer.
